Looking for a Home in a Seller’s Market
In our crazy yet amazing seller’s market, there are a few things you need to know when looking for your home.
Right now you have to get to a home within hours, not day. If you’re looking at a home online and it really pops out at you as amazing, chances are it’s popping out to a lot of other folks. You need to get there first! When you do get there, and it’s everything you thought it would be, you are not going to have a lot of time to make a decision. I want to prepare you for that! Sometimes you hear agents say “You need to jump all over this!” It’s so true! If it’s awesome and it feels like a great value and it’s exactly what you’ve been searching for, in today’s market place where we’re short on inventory, jump all over it and get there within hours.
Next, you need to work on keeping an open mind to new possibilities. There is a funny saying that realtors say: Buyers are liars. It’s true, but here’s what I explain to agents that I’m training: They don’t mean to be! It’s not their fault, they just don’t know exactly what they want. They think they know what they want but they don’t until they see it.
Here’s what a good realtor will do for you. They are going to ask you questions, evaluate your body language, learn about your lifestyle– they’re really going to get to know you if they are doing their job well. They will decipher what your end goals are. So you’ve probably told your realtors something like, “I only want to live in Pacific Springs, that’s the only subdivision for me.” But a great realtor will think, “What they are really after is a golf course community where they can get to know a lot of people and go play 9 with somebody at the last minute. So I’m going to try to talk them into seeing a home in Tiburon.” Listen to your realtor when they are trying to broaden your horizons! We have your best interest at heart.
Right now in today’s spring market, if you’ve found the home of your dreams, a lot of people will think it’s home of their dreams too. So I’m just trying to set you up for real — we’re in the season of competing offers. Here’s how to give yourself an edge:
- Write an emotional letter to the sellers as to why you want to buy their house.
- Escalation clause: it’s a little complicated, that’s why you need a realtor on your side.
