A lot of people don’t realize that hiring a buyers agent often costs next to nothing. Maybe a broker administration commission of a few hundred dollars, but that’s it! Again, you’re making one of the biggest purchases of your life, you WANT the right mentor.
When I teach new realtors, I tell them that, “What we do as realtors is just as important as if you were a pastor, or a doctor, or a lawyer. You’re taking someone through a journey on the biggest purchase of their life, take amazing care of them.”
So when you’re deciding who your realtor is, you’re going to want to make sure that they provide that feeling for you, that they will take care of you.
- Get Pre-approved With a Lender
When you do this, you’ll have to submit documents like tax forms, paycheck stubs, and bank statements. Go through the whole process, do it swiftly, and make sure that BEFORE you start looking at homes, you have that pre-approval letter in hand. Because….
- You Have To Check Homes Within Hours, Not Days, Of It Hitting The Market
In the past, we’d typically see 4,000-5,000 homes on the market at any given time. Right now, there is only 2,000! What that means is that you need to not waste any time. Instead of thinking, “We can look at that home on Saturday,” you need to think, “We can look at that home over our lunch hour.”

- Broaden Your Horizons
You may say to your realtor, “The house must have a fence, otherwise I’m not moving forward.”
What your realtor knows is that you may need to broaden your horizons or think outside the box. Because that perfect home may be out there waiting for you. It’s “Pottery Barn” cute, with lots of updates and built on a solid foundation. All it is missing is a fence…which you could save up for.
