1. Not Getting Pre -Approved.
Dennis: It’s very important in this market, this fast moving market, that you get pre-approved before looking for homes. A lot of times what happens is that you find something that you fall in love with and you’re ready to make an offer, but lacking a pre-approval will hold you back.
Lisa: Right, and people think “Oh I’ll just get the process started!” And then they find something that they’re in love with and that’s the home that sells within an hour.
Dennis: Right, because if they’re in love with it so are 20 other people.
2. Buying With Your Heart Instead Of Your Head
Dennis: When you’re making this big financial decision, you want to make sure it’s going to work on all aspects of your life.
3. Passing On a Home Inspection
Dennis: You definitely need a home inspection, we have great inspectors that do a great job. Sometimes I see people try to save that money and it’s just not worth it in the long run.
Lisa: Oh goodness no! As a matter of fact, I’ve represented a lot of sellers where we’ve created bidding wars on the listing side and I’m shocked at how many agents are letting their clients waive their home inspection! We would never advise that.
4. Using Websites With Outdated Information
Dennis: There are a few websites out there that have outdated and old information and it’s very frustrating for the buyer to want to go see a list of houses and half of them are already sold! Use the more mainstream websites like Realtor.com or remax.com, those are good ones to use.
Lisa: Absolutely timely information is important.
