Today we are talking to Spencer Secor, of the Lund Company. He makes commercial real estate dreams a reality! I’m thrilled to talk to him, he was my commercial agent during a time that I really needed him. Spencer is your man for commercial real estate.
Spencer will tell us what’s happening in Omaha! Lots of new changes.
Spencer: First and foremost, the Capital District, 10th and Capitol. The Marriott Hotel is going up, an apartment building is going up, the parking garage just got finished and everyone can use it for the CWS!
Lisa: Thank God!
Spencer: 90,000 square feet of retail and a 12 story apartment tower…estimated completion is about September of this year for the hotel, and the apartments and entertainment district will be more spring of next year. I compare this to the Power and Light district in Kansas City…
Spencer: It’s going to be just like that…bars, restaurants, concerts, this is going to be a very fun area. Right across the street from that is Capital Place. Another small project, 5 story building, 71 apartment units, the first floor will be all retail. The next one is Turner Park East, just east of Midtown Crossing. They’re proposing 500,000 square feet of commercial…tons of new stuff! Six story hotel, again about 120 apartments.
A little one out west, west of Westroads Mall is Top Golf.
Spencer: It’s exciting! Like most things, Omaha is a couple years behind on that…summer of 2019 is when that’ll be finished.
Lisa: So a little ways off.
Spencer: Yes, but that will be fun, if you’d ever been to one in Kansas City or Vegas you’ll love it. The big one is the West and South farms at Boys Town land…144th and Dodge and Pacific. To fill all that out will be a 20-25 year process. There’s going to be just over 2 million square feet of commercial — retail, office, apartments. As well as residential, luxury homes, higher end. The major tenant will be Applied Underwriters.
And then there is Avenue One, 192nd and Dodge — another 15-20 year project. They’re estimating 1.2 billion dollars to build it out…1.3 million square feet of commercial and again you’ll have residential areas too.
